described in more detail below, Asset Advantage uses a unique and proven marketing strategy when advertising the property online, and further negotiation skills when renewing leases to achieve rents greater than the market mediums.

vacancy minimisation strategy

at no additional cost to the landlord, should 1-week remain before tenants vacate, Asset Advantage will pay for feature listings and priority placed adverts online to increase the number of enquiries. asset advantage will also pay to share the listing with two other agencies; meaning triple the resources and databases, agents, adverts and inspections so the property is leased as quickly as possible. this is a service no other agency would provide.

maintenance minimisation strategy

asset advantage manages a 100-unit portfolio of one developer where it is responsible to pay for all maintenance orders and repairs. it is for this reason that unlike other agencies that use local contractors for repairs and services, the agency has researched the best contractors who provide the highest quality of service at the most economical price, and those same contractors are used for our other landlord’s properties.


Asset Advantage Management was formed 7 years ago specifically as a result of inefficiencies in the property management companies that managed our clients’ investment properties. We found that:

  • the rental increase letters were not sent out 60 plus days before the lease ended, resulting in a loss of rental income.

  • the rent increases proposed by the companies were not maximized. Knowing that with investment properties the rollover of equity is vital to purchasing additional investment properties, the higher the rental income the greater the value of the property.

  • when a maintenance person, plumber, painter or electrician came to do a repair, it was only 90% complete, with the finishing touches of returning the repair to a ‘new looking’ appearance not eventuating.
